Officer Mortgage & Affordability Calculator

Estimate what you can borrow on police pay. The calculator below carries rank presets for the 2025/26 scales and adds the guaranteed London Weighting (the discretionary London and South East allowances are shown separately, not counted in the borrowing figure), then works out monthly repayments plus stamp duty. The notes underneath cover the police-specific quirks lenders care about — how overtime is treated, why the pension deduction matters for affordability checks, and what to have ready before a Decision in Principle.

How lenders treat police pay

  • Base salary + London Weighting: counted in full by every mainstream lender — the London Weighting is a fixed, pensionable addition. The London Allowance (up to £6,588) and the South East allowance (up to £3,000) are discretionary and not pensionable, so lenders treat them inconsistently — a broker can tell you whether yours will count.
  • Overtime: most lenders average your last 3 months' (sometimes 2 years') overtime from payslips and count 50-100% of it. Response officers with consistent overtime can materially lift their affordability — bring 3+ payslips and your P60.
  • Unsocial-hours and shift allowances: usually counted like overtime (averaged, sometimes discounted). Regular, evidenced payments count for more.
  • The pension deduction: police pension contributions are 12-15% of pensionable pay — far higher than the workplace-pension norm lenders expect. Since affordability checks work from net income, your take-home per £1,000 of salary is lower than a same-salary civilian's, and affordability models notice. Some brokers flag this proactively; naive online calculators do not.
  • Job security premium: several lenders informally treat police employment as high-security income, which helps at the margin — especially post-probation.

Before you apply

  1. Get 3-6 months of payslips + your latest P60 together.
  2. Note your scale point and next increment date — an imminent increment can be evidenced with a force letter.
  3. If overtime matters to your number, ask HR for an overtime summary letter.
  4. Consider a broker familiar with police pay (Federation members often have access to affinity brokers via PFEW member services).
  5. Blue Light Card and police-affinity mortgage products exist but compare rates against the open market — affinity does not always mean cheaper.
